Overview
Closing Corp Order Management sends orders directly into Resware and then will send and receive notes and documents to and from the file. Closing Corp will also request fee estimates from Resware, send them to the lender’s Loan Origination System (LOS), and will provide a web-based quote.

This demonstrates how to set up and use this integration.
Begin here: Contact Closing Corp by email at salesconsulting@closing.com for further information or to register for services. Inform the Closing Corp consultant that the account will be for a Resware integration. Account information will be provided, including a ProviderID and the username and password for the Resware to Resware partner mapping setup. Closing Corp will schedule a kick-off call to review requirements for a successful collaboration.
Next: Complete the following steps using the referenced Excel workbook provided by Closing Corp.

Enable Office Option
Admin/General Setup/Offices/Web Services
- Highlight the office using this integration and click Edit.
- Click to enable the Enable Resware to Resware Order Submission office option.

Add XML on Products
The Resware XML package must be added to each product that will use this integration.
Admin/Action Lists/Product Types/XML
- Click Add and select the Resware XML package.
- Click OK.
- Click Save, Close.

Client Partner XML Configuration
Resware receives orders and sends fee estimates and documents to the client through the Closing Corp Order Management integration. The following instructions assume the client partner already exists. If it does not, add a new partner with a client partner type. Provide the ClientID (SystemID) to Closing Corp for each client partner that will use this integration.
NOTE: Fee estimates sent through this integration are based on the product and settlement ledger fees configured in Resware and applicable to the client partner. If additional fees need to be configured, follow Qualia’s guidance on fee configuration in Resware. Contact an account director if further assistance is needed to configure fees; Qualia’s Expert Services team can help set up fees, which will be billed at the current professional services rates.
Admin/Partners
- Select and click Edit on an existing client partner.
- Click XML Config and select Enable XML Transmission of Notes and Documents and Don’t Also Send Notes and Documents via Email.
- Click Save, Save.

Create a Closing Corp Partner Employee
Admin/Partners
- Highlight the partner edited above and click New in the partner employee area.

- Enter the First Name as Closing Corp integration services.
- Enter the Email Address as info@closing.com.
- Set the employee as the Primary Contact.
- Click Enabled in the Website Access area, which allows the web/API services to be utilized.
- Click Override Username and enter a Username such as ClosingCorp.
NOTE: This username will also be used for the Resware to Resware partner mapping username. If creating multiple Closing Corp client partners, then the Username must be unique for each subsequent partner employee (e.g. ClosingCorp2, ClosingCorp3, etc.…).
- Click Generate to populate a Password. This will ensure company-specific password requirements are met. Write down this password to use in the validation step.
- In the Office Access area, check Access for the offices where services will be provided. Optionally, check Default if an office will be the primary office.
- Enable the following roles:
- Request New File
- Web Services: Add Documents
- Web Services: Add Notes
- Web Services: Cancel Files
- Web Services: Estimate Costs (available in v9.10 or higher)
- Web Services: Get Actions
- Web Services: Get Documents
- Web Services: Get Notes
- Web Services: Order Placement
- Click Save.

NOTE: The email, username, and password for the employee will need to be provided to Closing Corp to ensure that documents are returned to Resware and that Closing Corp can obtain the status of actions to display to the loan originator.
Password Validation
Website
After a password is set or reset for a partner employee, the employee is required to enter a new password the next time they access the website. To ensure this integration is set up correctly, log into the company’s Resware website with the username and password created in the previous step, and create a new password. Provide this new password to Closing Corp. NOTE: This password is also used as the password for the Resware to Resware partner mapping password.
NOTE: It may be beneficial to set the expiration date of this password on the partner employee setup for an extended period. Check with company-specific password security protocols to verify that this will be acceptable or have a reminder in place to update this password as needed to ensure this integration’s service will not be interrupted.

NOTE: The Username and Password will need to be provided to Closing Corp, which allows the documents to be returned to Resware on the file’s Documents panel.
Resware Configuration Information
Enter the Resware configuration information in the Excel workbook provided by Closing Corp for the client partner used in this integration. One workbook must be completed for each client partner.
Admin/General Setup/Offices Complete the following information in the Excel workbook:
- Enter the Resware Website as the URL
- Enter the Resware Website with /API appended as the Rest URL.
- Enter the OfficeID.
Admin/Partners
- Enter the System ID of the client partner being set up to use this integration. See prior step.
- Enter the username of the partner employee set up in the prior step.
- Enter the password of the partner employee set up in the prior step.
Admin/Partners/Client Data
- If TitleHound is currently used, complete the requested information. If TitleHound is not used, leave these fields blank.
- Default recording fees are set. If different values are needed, provide values.

Transaction Types

Enter the transaction type information in the Excel workbook provided by Closing Corp for each transaction type used in this integration.

Enter the document information in the Excel workbook provided by Closing Corp for each document sent and received through this integration. Closing Corp includes a standard list of document types. If additional document types are needed, contact Closing Corp. If the DocumentTypeID column is not visible, right-click on the grid, select Show, then select DocumentTypeID.

Resware to Resware Partner Mapping

- Click Add.
- Click Select and search for the partner created above.
- Set the Username as the same username set for the client partner employee.
- Set the Password as the same password set for the client partner employee.
- Set the Service Type as Note/Document.

- Set the Coordinator Type ID as 1.
- Uncheck Sanitize Note Body (visible if html is disabled in Resware).

- In the Document Type Mapping area:
- Click Addto add each document type from the list in the step above:
- Select a Document Type.
- Set the Remote ID to be the same as the DocumentTypeID (this auto-populates in versions 9.9 and higher).
- Click Save.
- Repeat the above steps for each document type that is listed in the Excel workbook provided by Closing Corp.
- Click Addto add each document type from the list in the step above:
- Click Save.

NOTE: Create a Resware to Resware mapping for each client partner that will use this integration.
Title Grading Using Custom and Conditional Fields
Title grading scores can be sent to lender clients using custom and conditional fields in email templates. These can be set on a document and included the action workflow. The following chart shows an example from PennyMac of how the gradings are used to inform lenders on the status of each file:

- Click Add.
- Enter the Name as Title Grade.
- Set the Type to Text.
- In the Values area:
- Click Add.
- Enter the Value as Grade: A.
- Click Save.
- Repeat above steps for the remaining title grades.
- Click Save.

Creating conditional fields
Admin/Documents and Templates/Conditional Fields
- Click Add.
- Enter Name as Title Grade.
- Set Type as Matches.
- Click Merge Field and add the custom field Title Grade as create in the prior step.
- In the Values area:
- Click Add.
- Set the Match as Grade: A.
- In the Insert field, enter Grade: A
- Click Save.
- Repeat adding Values for the remaining title grades.
- Click Save.

Adding email templates
Admin/Action Lists/Email Templates
The Excel workbook provided by Closing Corp contains email templates which allow the ability to send the lender additional file information utilizing XML, merge fields, and custom and conditional fields. The email subject must match exactly to be successfully received by the lender. Set up each email template as follows:
- Click New.
- Enter a Template Name using one of the email templates from the Excel workbook.
- Set the Send Action to Automatically send (no user interaction) (recommended method).
NOTE: Using another Send Action will allow a user to change the automation and is only recommended when sending the Note, To Client_Blank, or Misc. Doc email templates.
- Set the Method to Email Only.
- Enter the Email Subject exactly as shown from the Excel workbook provided by Closing Corp, including any Resware merge fields or conditional fields.
- In the Email Body area, enter or copy and paste from the Excel workbook provided by Closing Corp, including any corresponding Resware merge fields and/or conditional fields.
- If applicable, in the Attachments area:
- Check the Attach by Template and click Select Templates
- OR
- Check the Attach by Document Type box.
- Check the Attach Most Recently Created Document Only box.
- Click the Select Doc Types and select the document needed.
- Check the Transmit Via XML box.
- In the Send To area, click Select.
- Select the Client partner type.
- Click Save.
- Optionally, in the Partner Specific area, click Selected:
- Click Add, then select the client partner(s) using this integration.
- Click Save.
- Click Save.
- Repeat for each email template required for this integration.

CCOM supports three entry methods of XML (</>, </>, and %/-%). See workbook for email templates.
Using </> in Resware will not cause any HTML conflicts.
When using copy/paste into the email template, save and reopen template to verify that no double quotation marks (“”) saved.
Enter the elements as one continuous line without returns, line breaks, or extra spaces. If copy/paste is used, remove all returns, line breaks, and extra spaces.
If the XML is saved with merge fields in the email template and only the merge fields remain when reopened, switch to using the </> method. This is due to a conflict with HTML in Resware.

Adding email template to an action
Admin/Action Lists/Action Groups
Add a global action to the action group in the workflow where each task needs to be completed and send the information to the lender.
- Select the action group to use and click Edit Actions.
- Click Add Action.
- Click New Global Action.
- Enter an Action Name such as CCOM: Assign title grade.
- In the Completing Email Templates area, click Add to add the email template created in the previous step.
- Click Save.
- Select the Responsible Party in the Start Task area.
- Check the Dynamic box.
- Check the Auto-start when Added to File box.
- Click Save.
- Click New Global Action.
- Verify that the new action is listed in the correct location in the group. If not, select the action and click Move Up or Move Down to adjust the order as needed.
- Click Save.
- Repeat for each email template required for this integration.

Add a trigger to an action
Admin/Action Lists/Action Groups
Add triggers to the same action group from the previous step or the Default External Triggers action group to auto-complete actions when documents are added to the file or when the file is created. NOTE: Using the Default External Triggers group is typically used for the first action in a group when the first action in the action group is set as dynamic.
- Select the action group from the previous step or the Default External Triggers action group.
- Click Edit Triggers.
Document Added trigger: This example will complete an action when a document is added to the file.
- Click Add.
- Set the External Trigger to Document Added.
- Set the Document Type as needed such as Receive closing package from lender.
- In the 3- Marking Done Affection Action area:
- Select the Group that contains the action.
- Select the Action.
- Select the Task as Complete.
- The Mark Done box will be checked by default.
- Click Save.
File Created trigger: This example will create the action group and start the first action when the file is created. NOTE: The action group is set as partner-specific allowing it to be created only when a Closing Corp integration partner is on the file.
- Click Add.
- Set the External Trigger to File Created.
- In the 2-Marking Done Creates Group area:
- Select the Group that contains the action to show an order is received.
- Set the Create Type as Don’t add if live group is already on file.
- In the 3- Marking Done Affection Action area:
- Select the Group that contains the action that should be affected.
- Select the Action.
- Select the Task as Start.
- The Mark Done box will be checked by default.
- Click Save.

Examples on a File
Receiving a new order
A lender sends an order, and Resware can be configured to start an action in the workflow using the File Created trigger.

Sending notes and documents to lender
Notes and documents sent and received will be shown on the XML panel including any error messages that may occur.

Signings scheduled by lenders
Lenders can schedule a notary signing through the Closing Corp integration. This will populate a signing on the Signings panel in a file. An external trigger can be added to the action workflow to notify users when this occurs. The information sent may include the following:
- The Signing Name – this will be populated with the name of the buyer/borrower
- The Date/Time/Length
- Location – this will be populated with Other
- Company Name – If the lender selects a notary, this will be populated with the name of the notary.
- Address – this will default as the property; however, the lender can send a different address.
- Bilingual Needed – CCOM sends the language of the signers. The default is English if nothing is chosen.
NOTE: Add English as a language to any notary partners that may need to be selected on files using this integration.
- Special Instructions – specific signing notes from the lender will appear here.

NOTE: A lender re-scheduling a signing through the integration will create a new signing instead of changing the information in the current signing.
FAQ
The XML in the note body is not sending correctly, what some helpful tips?
- First, complete the following steps:
- CCOM supports three entry methods of XML (, </>, and %/-%). NOTE: This article contains a link to a workbook with ready email template examples to use.
- Using <> in Resware will not cause any HTML conflicts.
