Ernst Publishing (Title Fees)

Overview

Demonstrates how to set up and use the Ernst Publishing rate engine, which delivers policy premiums, endorsements, and title service fees based on an underwriter, state, and county.  Ernst has a network of agents which include Fidelity National Title, First American Title, and Stewart Title Guaranty Company that can quote rates up to $10,000,000.

Begin here: Contact Ernst for further information or register for services at support@bkfs.com.  Inform the sales representative that the account will be for a Resware title fees integration. The account information will be provided, including a login and password to add in Resware.

Enable Office Option

Admin/General Setup/Offices

  • Highlight the office using this integration and click Edit.
  • Click on Settlement tab or use the search function to locate the office option.
  • Enable the Title Fees: Use Ernst Rates office option.
    1. When the office option is enabled and the sales price, loan amount, underwriter, or property information (county or city) changes, a call to Ernst will be made and the fee in Resware will be updated to what is returned by Ernst.
  • Click Save.

Enable XML Client

Admin/General Setup/XML Clients

  • Highlight Ernst and click Edit.
    1. Check the Enabled box.
    2. Enter the Outgoing Username provided by Ernst.
    3. Enter the Outgoing Password provided by Ernst.
    4. Click Save.
  • Click Save.

Rate Types

Rate types need to be assigned to the Ernst rate engine.  This can be done on existing types or new rate types can be created.   When setting an Ernst rate engine on a rate type, Ernst will be used if the underwriter on the file is configured accordingly. There is nothing additional to set up on the rate type.

Admin/Title Premiums/Rate Types

  • Select and Edit an existing rate type or click Add to create a new rate type.
  • For a new rate type, enter Ernst rates as the Name.
  • Select Ernst as the Rate Engine.  NOTE: Multiple rate engines may be configured for the same rate type.
  • Click Save.

Underwriter Partner Set Up

State-based

Endorsement definitions for the Ernst rate engine can be imported in bulk or mapped individually on the Edit Underwriter Endorsement panel.

Admin/Partner/Partner/Underwriter/State Based

To import endorsement definitions for the Ernst rate engine:

  • In the Endorsements area, click Import and select Ernst.
    1. Select Yes when asked to check for new endorsements.
    2. Set each Ernst endorsement to map to the corresponding Resware endorsement.
    3. Click Save.

To set the Ernst rate engine on an individual endorsement:

  • In the Endorsements area, select an endorsement and click Edit.
    1. In the Fee area, check the Rate Engine box and set the Ernst Rate Engine Endorsement to match the current Resware endorsement.
    2. Click Save.

Miscellaneous

The rate engine underwriter mapping is visible if at least one rate engine integration is enabled.  This field is used to restrict the current underwriter partner to use only a specific underwriter used by the rate engine.

Rate Engine Usage

Resware is the default rate engine. If another rate engine is enabled for an underwriter, state, county, transaction/product, or client, this rate engine will be used instead of Resware’s. If a rate engine is defined on the Rate Engine Usage panel and that rate engine is not enabled, Resware rates will be used.

Admin/Title Premiums/Rate Engine Usage

  • Click Add in the area(s) to set the circumstance(s) where the Ernst rate engine will be used.
  • Click Save.

NOTE: The Use Recommended Underwriter option is only enabled when the TitleHound rate engine is used.

  1. Underwriter: The default row represents the rates that will be used by default for all underwriters. Adding an underwriter allows a specific rate engine to be assigned.
  2. State: By default, all states use the rate engine set for the selected underwriter. Adding an additional rate engine will override the default.
  3. County: By default, all counties use the rate engine set for the selected underwriter and state. Adding an additional rate engine will override the default.
  4. Transaction/Product: By default, all transaction/product types use the rate engine set for the selected underwriter, state, and county. Adding an additional rate engine will override the default.
  5. Client: By default, all clients use the rate engine set for the selected underwriter, state, county, and transaction/product type. Adding an additional rate engine will override the default.

Setting Ernst/Underwriter PID

The Ernst underwriter PID is set up under Admin/Title Premiums/Rate Engine Underwriters. Insert the Ernst PID under any or all of the underwriters that you will be using via the Ernst integration.

Settlement Fee Groups

With Ernst rates enabled, settlement fees can be obtained. Only fees that are returned in the XML ItemizedSettlementFees element will be considered. When Ernst logging is enabled, fees will be shown in XML for each Ernst call. 

NOTE: An underwriter with the Ernst rates service selected must be on the file to calculate Ernst fees. If there is no underwriter on the file, the user will receive an error message.  It is recommended that a fee group is created and associated with the underwriter partner that is linked to the Ernst rate engine.  

Admin/Partner Related/Settlement Fee Groups

  • Click Add and enter a Fee Group Name such as Ernst Publishing (Rates integration).
  • Set the Product, State, and County Group as needed, or leave as Default.
  • Select the Tab, such as Title Charges.
  • Click Edit for a settlement line such as Settlement of Closing Fee to open the Fee Definition panel.
    1. Select Sales Price, Loan Amount, or Higher of Sales Price or Loan Amount to indicate what to use to calculate the fee.
    2. In the Rate Engine Fee area, edit the Ernst Configuration and select the Ernst fee.
    3. Click Save.
    4. Click Allocate, if applicable, and set the buyer and seller percentages as needed.
    5. Set the Partner Type to the partner assigned to the settlement line.  This is necessary since the underwriter is bringing the fee to the file which overrides the settlement type defaults.
    6. Set any additional fields as needed.
    7. Click Save.
  • Repeat for each settlement line that would have potential fees returned through this integration.

Example on a File

Settlement/Title Charges

  • Rates returned during file creation will be determined based on default rates set for the underwriter and product and can be returned for one owner’s policy and one lender’s policy. Rates for additional loans will be requested when the loans are added to the file. 
  • When title service fees are returned by Ernst, they will be populated in settlement based on the settlement type default mappings.
  • Ernst will recalculate rates when:
    1. The sales price or loan amount is added or changed.
    2. The prior policy information is added or changed.
    3. The endorsements are added or removed.
    4. The rate selection is changed for a policy coverage line.
  • A user can also click Recalc Ernst Rates on the Settlement/Title Charges panel to force an updated request on a file.

XML

The request and the response are saved in an XML format on the XML panel in Resware.  The information returned from Ernst will include the provider of the fees, including their contact information.  All fees returned will be disclosed regardless of their mapping in Resware.

Documents

The request and response are also saved as documents in Resware.

Integration Logging

This feature is helpful when trying to troubleshoot issues with the integration.  The integration logging interface enables logging immediately without having to restart the server. NOTE: The log file will only be created if logging is enabled and some functionality that triggers logging has been performed.

Admin/General Setup/Integration Logging

  • To enable the logging functionality:
    1. Select Ernst and check the Log Enabled box.
  • To retrieve a log file:
    1. View: This will allow a user to view a log directly in Resware.
    2. Zip & Download: This allows a user to zip either a single log file or a whole directory of logs located on the server for a selected integration.  The user can optionally add a password to the zip file, which also causes the file to be encrypted with AES-256.
    3. Zip & Send to Adeptive: This allows a user to zip either a single log file or a whole directory of logs located on the server for a selected integration and send those logs to Adeptive Software.  The user can optionally add a password to the zip file, which also causes the file to be encrypted with AES-256.
