FATIC: CPL & Jacket (First American Title Insurance Company)

Overview

The First American integration allows users to generate and void policy jackets and closing protection letters from within Resware. In addition, eSignatures are available on short-form policies. When this integration is used, the documents are attached to a file without a user having to go to the underwriter’s website.

This demonstrates how to set up and use the First American Title Insurance Company’s AgentNet integration.

First American specific data

  • Username/Password – Each user gets their own username and password. Once a user successfully requests a product, their credentials are stored and are populated in the username and password fields for future requests.
  • Buyer/Seller – The buyer and seller names are sent in a first/middle/last format.
  • Underwriter Code – First American handles CPLs and jackets for multiple underwriters. Therefore, a user can choose an underwriter. The list of available underwriters depends on the user’s permissions.
  • Jacket Type – The type of jacket to be generated.
  • CPL Type – Type of CPL to be generated.
  • Jacket Fields and Endorsements
    • The first set of fields that will appear in this section are the “Jacket Fields” which represent various data regarding a file that is necessary to request the jacket. Some of these fields have been automatically mapped to Resware fields. Any mapped fields will automatically populate the data from Resware. Otherwise, the data needs to be filled in manually. 
    • First American does not provide information on whether or not the fields are required, so when the panel is generated it is impossible to indicate which (if any) jacket fields are required fields. Because of this, it is possible that if some fields are left empty on the questions panel that First American could reject the request because the required fields are missing.
    • A loan number is required when requesting a loan policy jacket. If there is no loan number available when requesting a loan jacket, First American states that either “NA” or “.” can be sent. (OTRS 144543)

Enabling the Office Options

  • Enable the CPL: Allow request of CPL from underwriters office option.
  • Enable the Policy: Enable eJacket Requests office option.

Create an Underwriter Partner

NOTE: Skip to the next step if an existing underwriter partner is being used for this integration.

Admin/Partners

  • Click New.
  • Enter a Company Name, such as First American Title Insurance Company.
  • Enter the partner’s information and set the Partner Type to Underwriter.
  • Click Save.
  • Complete the setup in the Adding an Underwriter job aid.

Selecting the Underwriter Service

Admin/Partners/Edit Partner/Underwriter/Miscellaneous

  • Select First American from the Underwriter Service drop-down menu.
  • Select CPL from the CPL Document Type drop-down menu.
  • Select Loan Policy Jacket from the Lender Jacket Document Type drop-down menu.
  • Select Owner Policy Jacket from the Owner Jacket Document Type drop-down menu.
  • Click Save.

Mapping the First American Policy Endorsements

Admin/Partners/Edit Partner/Underwriter/State Based

The endorsements for First American need to be mapped for jacket generation.

  • Select a State.
  • Highlight an endorsement in the Endorsements area and click Edit.
  • Select the matching First American endorsement from the First American Endorsement Mapping drop-down menu.
  • Click Save.
  • Repeat for each state’s endorsements.

CPL Addresses

Admin/Partners/Edit Lender/Lender

  • If the lender’s address on the CPL document needs to be different than the lender’s address, click on the Lender option in the Edit Partner panel and complete the CPL Address Override information with the address that should appear on the CPL.
  • Click Save, Save.

Requesting a CPL on a File

File/New Loans

  • In addition to having a lender on the file, fill in the fields for Loan Amount, Loan Number, and Loan Type.
  • Click the CPL option.
  • Verify the CPL Lender Data information is correct.
    • Click Populate CPL Override Address if an override address is available and needed for a CPL. 
    • Click Populate Lender Address to toggle back to the lender’s address.
  • Click Request CPL.
  • Enter the First American Username provided by First American.
    • Note: The username will be retained for each user after it is entered the first time.
  • Click Refresh CPL Request Data. This will populate the AgentNet Office ID and Underwriter Code options available.
  • Select an AgentNet Office ID from the available options.
  • Select an Underwriter Code from the available options. This will populate the CPL Type options available.
  • Select a CPL Type from the available options. Click Use Missouri CPL if the property is located in Missouri.  Additional fields may be required based on the option selected.
  • Select the Covered Party. The allowable options are based on which agent and form is selected along with the property state.
  • If required, select the Approved Attorney, Closing Attorney, or My Closing Attorney from the available options. NOTE: Only one of these options will be visible and is based on the prior information entered.
  • Optionally, click on Second Party and complete the information to add an escrow/title office to the CPL.
  • Verify the information in the Buyer Data and Seller Data areas and update fillable fields as needed.
  • Click Generate.

The CPL is created.

  • Click OK.

The created CPL document is displayed in the CPL Documents area on the CPL Data panel and on the File/Documents panel.

Voiding a CPL on a File

File/New Loans/CPL

  • Highlight the CPL to void.
  • Click Void.
  • Confirm the CPL should be voided by clicking Yes.
  • Enter or verify that the populated Username and Password  are correct and click Save.

The CPL is voided.

  • Click OK.

Requesting a Policy Jacket

File/Policy

  • Select an Owner’s or a Lender’s tab and complete the information on the policy panel as needed, including the Effective date in the Current Policy area.
  • Click Generate to open the Jackets Data panel.
  • Click Request Jacket.
  • Enter the Username and Password provided by First American Title
  • Note: The username and password will be retained for each user after it’s entered the first time.

  • Click Update User to validate login credentials with First American and populate the AgentNet Office ID and Underwriter Code options available.

  • Note: When a CPL has been previously generated on a file, the jacket options available will match the selections made for the CPL.

  • Select an AgentNet Office ID from the drop-down menu.  
  • Select the Underwriter Code from the drop-down menu.  This will auto-populate the Jacket Type options available.
  • Select the Jacket Type from the drop-down menu.
  • Select the Signatory from the drop-down menu when generating a short form policy.
  • Enter or update the Full Vesting Text as needed.
  • Click Refresh Endorsements to populate the needed fields in the Jacket Fields and Endorsements area.  This should also be selected if a previous policy was requested on this file and additional endorsements were added.
  • The Jacket Fields and Endorsements area:
    • This area displays various data that is necessary to request a jacket.  Some of these fields contain information auto-populated from the file; otherwise, the user will need to manually enter the data.  First American does not provide information on whether or not the fields are required, so it is possible that if some fields are left empty, First American could reject the request when the user clicks Generate.  
    • The endorsements that display at the end of this panel are based on the jacket type selected and are selected either because they are mapped within Resware and are selected on the file, or they are “pre-selected” on the policy jacket by First American.
  • Click Generate.

The created jacket is displayed in the Jackets Data panel and on the File/Documents panel.

  • Click OK.
  • Highlight the jacket and click Open to view the document from the Jackets Data panel.

Voiding a Policy Jacket

File/Policy

  • Click Generate on the policy to be voided.
  • Highlight the policy jacket to void.
  • Click Void.
  • Confirm the jacket should be voided by clicking Yes.
  • Enter or verify that the populated Username and Password are correct and click Save.

The policy jacket is voided.

  • Click OK.

FAQ

How do I check/uncheck endorsements in the jacket request?

If First American requires endorsement data to be sent with a jacket request, a list of endorsements will be displayed in the Jacket Fields and Endorsements section of the jacket questions popup.

The endorsements listed in this section represent all possible endorsements that could be selected for the jacket type selected in the Jacket Type drop-down menu. Users cannot toggle endorsements on this panel. The endorsements on this panel are selected either because they are mapped within Resware and are selected on the file or they are “pre-selected” on the policy jacket by First American.

Why isn’t an endorsement on my file checked in the jacket request?

If an endorsement has been added to a policy, but it is not checked in the Jacket Fields and Endorsements section of the jacket questions popup, it is likely not mapped for the endorsement. 

To map the First American endorsement to a Resware endorsement, edit the underwriter partner, click on the underwriter button, and edit the endorsement for the state. Select the First American Endorsement Mapping from the drop-down menu.

The First American Endorsement Mapping drop-down is empty. How do I add First American endorsements?

You will need to go into a file for each state you do business in. Go to the policy tab to request jackets and scroll through each available jacket form. As you scroll through each form, Resware will get all endorsements that are available for the state and jacket. When you have selected each jacket, cancel out of the jacket request. When you edit endorsements for the underwriter partner, the jacket endorsement mappings will be available.
