Overview
This integration allows Resware customers to send search order requests to First American directly from Resware, rather than having to log into an external website. This integration includes an optional AgentNet Import with Phrases tool. This is an additional mapping function that supports the Clear2Go XML import and automatic AgentNet Search Product (ASP) Import. The phrases are designated with a TypeID and data elements entered in applicable fields in Resware, so the user no longer needs to use the import function.
First American Specific Data
- Username/Password – each user gets their own AgentNet username and password. Therefore it cannot be stored for an entire partner.
- Office – the offices that are available for a user’s account in First American’s system.
- Underwriter – Once an order has been placed from Resware to First American for CPLs, eJackets, or searches, the Office and Underwriter selected cannot be changed.
- Transaction Type – the transactions available for an order. An example is “Sale w/ Mortgage.”
- Business Segment – “residential” or “commercial.”
- Product – These products are provided by First American. If Agency File Scanning, Agency Policy Typing, Agency Post Closing, or Ownership & Encumbrances is selected, then the user will also need to click the checkbox at the bottom of the disclosure to accept the terms.
- Property Type – the type of property, e.g., “Single Family Residence.”
- Email Notification – enter an email address where the email notifications from First American should be sent. If multiple email addresses should receive notifications, enter a semi-colon (;) in between each email address.
The following demonstrates how to set up the First American integration and optionally set up the AgentNet Import with Phrases tool.

Begin here: Customers must contact their First American representative to get a unique AgentNet username and password for each user. These credentials are used for this integration and the CPL and jacket integrations.
Next: Complete the set up steps in this article. A First American Technical Consultant will assist with creating the template to import into AgentNet.

Enabling the Integration
The search integration is ready to use in Resware once this first section is completed. Follow the instructions in the user guide to order a search.
Admin/General Setup/XML Clients
- Highlight First American and click Edit.
- Check the Enabled box.
- Verify the Web Service URL or enter the URL provided by First American.
- Verify the Outgoing Username or enter the username provided by First American.
- Verify the Outgoing Password or enter the password provided by First American.
- Verify the Send Error To or enter the email address where notifications should be sent.
- Click the Search tab.

- Click Add, then set the Search Type to Search_Product.
- To attach XML documents to the Resware file, set the document type in the XML Mapping such as Search Package, otherwise, set as Do not save.
- To attach PDF documents to the Resware file, set the document type in the PDF Mapping such as Search Package, otherwise, set as Do not save.
- To attach Word documents to the Resware file, set the document type in the Word Mapping such as Search Package, otherwise set as Do not save.
- Click Save.
- Repeat for the Commitment Search Type.
- Click Save.

NOTE: The remaining sections in this article cover how to set up the optional AgentNet Import with Phrases tool. This tool eliminates the need for a user to manually import the search data received from First American.
Enable the Office Option
Enabling the following office option will use the language that is added via this integration instead of the language that is populated from the local language template.
Admin/General Setup/Offices/Edit/Settlement
- Enable the office option for Search Data: Use remote language template instead of local language template in each office that will be using this integration.
- Click Save.

NOTE: Legal, vesting, and proposed insured fields will not be overwritten or appended. If updated data is needed, the existing data must be deleted before receiving new search data from First American. Language fields will be appended when receiving updated search data from First American.
Resware Office ID and Website URL
Admin/General Setup/Offices
Note the office ID for each office that will use this integration, along with the URL that is used to access the company’s Resware website. If the Resware website URL field is blank, then contact support@resware.qualia.com to obtain this information.

XML Client Setting
General Setup/XML Clients/First American/Edit/Search
Verify settings to avoid duplication of imported documents:
In versions 9.10.8 or higher, disable the Enable Search Document Polling box.

For versions 9.9.52 to 9.10.7, contact support@resware.qualia.com to have the FirstAmericanSearchPollingEnabled set to false in the application config settings.
Prior versions cannot toggle the polling and will receive duplicate documents (one from First American push and one from Resware polling).
Create a Partner Type
Companies that use multiple First American underwriters in Resware must create a partner type to use for this integration. If only one First American underwriter is used, then skip to the Create an employee partner step.
Admin/Partner Related/Partner Types
- Click Add.
- Enter the Name as Integration Partner or another similar name.
- Set the Max per File to 1 (this is the default).
- Set the Locale Restriction to None (this is the default).
- Click Save, Close.

Create an Integration Partner
Companies that use multiple First American underwriters in Resware must create an FA Integration Partner that will auto-add based on the presence of these underwriters. If only one First American underwriter is used, then skip to the Create an employee partner step.
Admin/Partners
- Click New.
- Enter the Company Name as FA Integration Partner.
- Enter the partner’s information and set the Partner Type as Integration Partner.
- Click Save.
NOTE: This partner will need to be added to each file using this integration service. It is recommended the underwriter partners are set up to auto-add this partner.

Create a Partner Employee
Companies that use multiple First American underwriters in Resware must create a partner employee on the new integration partner that was created in the prior step. For companies that only have one First American underwriter in Resware, a partner employee may be created directly on the underwriter partner.
Admin/Partners
- Highlight the partner created above and click New in the partner employee area.

- Enter the First Name as FA Integration Services.
- Enter the Email Address as agencysupport@firstam.com.
- Check Primary Contact, which will set this employee to the primary contact by default when the partner is added to the file.
- Check Enabled in the Website Access area, which allows the web services to be utilized.
- Check Override Username and enter the Username as AgentNet.
- Click Generate to populate a Password. This will ensure company-specific password requirements are met. Write down this password to use in the validation step.
- In the Website Roles area, enable the following roles:
- Web Services: Add Documents
- Web Services: Add Notes
- In the Office Access area, check Access for the offices where services will be provided.
- Click Save.
NOTE: The username and password for the employee will be needed for a step later in this article.

Password Validation
Website
After a password is set or reset for a partner employee, the employee is required to enter a new password the next time they access the website. To ensure that this integration is set up correctly, log into the company’s Resware website with the username and password created in the prior step, and create a new password.
NOTE: It may be beneficial to set the expiration date of this password on the partner employee setup out for an extended period. Check with company-specific password security protocols to verify this will be acceptable or have a reminder in place to update this password as needed to ensure this integration’s service will not be interrupted.

NOTE: The Username and Password will be needed for a step later in this article to ensure the documents are returned on the file’s Documents panel.
Document Set Up
A document is sent by AgentNet and needs to be mapped to a document type so that it can be easily identified. The setting to allow upload for partner types on the website must be enabled for the successful transmission of the document to the files. This can be set for all partners or selected partners as needed.
Admin/Documents and Templates/Document Types
- Select the document type that will be used for this integration and click Edit.
- In the Website area, check Allow upload for Partner Types.
- Either check ALL for all partner types.
Or
- Check Selected and click Edit to choose which partner types may upload the document.
- Click Add
- Highlight the partner types, then click Add.
- Click Save.

Note the DocumentTypeID to enter in AgentNet.
Create Excel Files for Phrase Mapping Import
Generating Excel files from Resware is an efficient way to gather the information needed to create the phrase template that can be imported into AgentNet for liens, requirements, easements, and restrictions. A First American Technical Consultant will assist in preparing this template with the most common phrases used based on the products and services associated with the account.
Admin/Search Data/Liens and Requirements
- Right-click in the grid. Verify the Type, LienTypeID, LienRequirementType Name, and Language columns are visible.
- Click on View as Report. This will open the Report Viewer.
- Click Export, Excel, Data Dump. This will open an Excel spreadsheet.
- Click File, Save As, then enter a File Name and Save as type XLS (*.xls).
- Click Save.

Admin/Search Data/Easements and Restrictions
Repeat the above steps to generate an XLS file for easements and restrictions.

The following file needs to be created and completed with the information from the Excel spreadsheets that were generated along with additional information provided by an assigned First American Technical Consultant. The consultant will work with a Resware admin to provide any necessary phrases for the products and services specific to the company’s accounts.
- Set up a new Excel file with the headings shown below and complete with the information gathered from the Excel files exported in the prior step and information provided by First American.
- Phrase Code: Provided by First American.
- Phrase Name: Name of lien, requirement, easement, or restriction.
- Phrase Type: Language.
- Vendor Code: LienTypeID or EasementTypeID.

- Save this as a CSV file. This file will be imported into the AgentNet website in the next step.
AgentNet Set Up
Administration/Service Order Mapping
- Set the following Firm Mapping settings:
- User Name: This is the partner employee user name created in this article.
- Password: This is the partner employee password created in this article.
- End Point: This is the Resware website with /ReswareWebServices/ appended to the end.
- Coordinator Id: Enter the CoordinatorTypeID of the coordinator that will examine the product and documents when the action is assigned.
- Document Id: Enter the search package DocumentTypeID.
- Email Notification: Enter the email address to receive failure notifications.
- Click Add.

- Set the Phrase Mapping manually by entering the following information:
- Select the Phrase Type for liens, requirements, easements, and restrictions.
- Set the Phrase Code.
- Set the Phrase Name.
- Set a Vendor Code.
Or
- Click Browse to upload the phrase mapping template created in the prior step. This is the recommended method for the initial setup.

Email Notification
The following email will be sent to the designated email address when an import fails for any reason.

Action Events
The following example shows how action events can be created in Resware and how First American can trigger the action events to start actions in Resware using the indicator values for First American’s Clear2Go product. For further information on action set up in the workflow, see the action articles in the customer portal.

Admin/Action Lists/Action Events
- Click Add.
- Enter a Name.
- Click Save.
- Repeat to create action events as needed.

Admin/Partner Related/Resware to Resware Partner Mappings
- Click Add.
- Click Select and search to locate the FA Integration Partner if using multiple underwriters or locate the First American partner if using only the one underwriter for this integration.
- Set the Service Type to Action Event.
- In the Action Event Mapping area, click Add.
- Select an Action Event created in the prior step.
- The Code will default as the ActionEventDefID. Set the codes as provided by First American.
- Click Save.
- Repeat to add all the needed action events.
- Click Save.

Admin/Action Lists/Action Groups/Edit
Select the action group where the external triggers will be added. NOTE: This group must already be on the file before the trigger is fired.
- Click Edit Triggers.
- Click Add.
- Set the External Trigger to XML: Received Action Event.
- Select one of the action events created in the prior step as the Action Event.
- In the 1-Marking Done Creates Action area, select the Group and the Action to have the trigger add the specified action when it is fired. NOTE: When adding the action to the action group, have the action itself set as dynamic and auto-start when added to file.
- Click Save.
- Repeat these steps for all the action events created for this integration.
- Click Save.

FAQs
I received a notification email from First American saying that my search is ready, but I don’t have the PDF or XML documents in my file.
The timing between when a search is complete and documents are available can vary. The steps below describe the workflow when ordering a search product:
- The search order is sent to First American via the First American tab in Search Data.
- An email notification is sent to the user when the order is received.
- First American sends an email when the search is ready. However, it may be 5-10 minutes before the documents are released to be polled by Resware and added to the file.
In the background, Resware polls First American’s service looking for completed search documents. If a search has been marked as ready right after Resware polls First American, the search documents will not be pulled into Resware until the service is polled again. To manually poll for documents, select the search in the First American Search tab and click on the Refresh Order button.
What is the maximum size of documents I can send with a search order?
The max file size allowed for upload to the search service is 25MB. If a document you need to send is larger than this, you can use the Extract button in Resware to split the document into multiple documents.
