Overview

The following is a brief explanation of the office options available in Resware in the settlement area.

Auto-Zero Refunds and ProceedsIf enabled, whenever settlement changes, if a buyer’s or seller’s balance becomes not 0, then the refund or due lines will be deleted and then the balance will be zeroed out.710Pre 8.0
Buyer/Seller ChecksIf disabled, then when a user is entering a payment, the names of buyers/sellers/clients are not included in the list of possible payees. If this role is enabled, then buyers, sellers, and clients will be available as payees.503Pre 8.0
CD: Show Seller Signature on CombinedIf enabled, the seller signature will show on the CD in the addendum for a combined CD, if signatures are displayed.8918.5
CD: Use Proper Name in Contact InformationIf enabled, in the Contact Information portion of the Closing Disclosure, partners Proper Name will be used in the Name field, if a proper name is populated on the partner.8978.5
Closing Statements: Show Negative Debits in the Credit ColumnIf enabled, negative debits will be shown in the credit column on closing statements.785Pre 8.0
Closing Statements: Show Office LogoIf enabled and the file’s office has a logo, this logo will show on the ALTA and Resware closing statements.100188.26
Default Earnest Money to “Deposit Transfer to Settlement Agent”If enabled, defaults to check the Deposit Transfer to Settlement Agent checkbox when a user inputs earnest money, instead of Excess Deposit.690Pre 8.0
Default Settlement Fees: Update Fees Based on Existing RatiosWhen a default settlement fee is recomputed, such as when the loan amount changes, allocate the money based on the line’s current allocation. If a recording fee service is enabled, recording fee ratios are not preserved.  (If a recording fee service is enabled, use option Certus/Ernst: Update Fees Based On Existing Ratios and Ignore Default Side to preserve recording fee ratios).9178.13
Default To Display Addresses As Single Line On HUDDisplays addresses on the HUD as a single line instead of two lines.646Pre 8.0
Default to Using ALTA Closing StatementIf this option is enabled, Resware will default to generating the ALTA closing statement forms rather than the Resware closing statements.8988.7
Disassociate Commission Basis and Sales PriceIf enabled, the commission basis will not be updated when the sales price changes.9799.2
Disbursement Date: Force to be on a weekday, non-Holiday, non-Banking HolidayWhen a disbursement date is selected, if the user chooses a weekend, holiday, or banking holiday, the system will automatically change the disbursement date to the next valid day. The user will be notified, but will not be allowed to override the new date.  If this option is disabled, the user will be allowed to accept the new date or not.810Pre 8.0
Disbursement Date: Require Disbursement Date to DisburseIf this is enabled, anytime a user tries to create a disbursement on a file, if the disbursement date is not filled, and if the user has the Settlement Override Disbursement Restrictions role enabled, ask the user if the want to disburse without a disbursement date.  If the user does not have the Settlement: Override Disbursement Restrictions ledger role, then don’t allow the user to disburse.774Pre 8.0
Disbursement Date: Suggest to be on a weekday, non-Holiday, non-Banking HolidayIf selected, when a disbursement date is input in the windows interface, if the user has selected a weekend, holiday, or banking holiday, suggest the next valid business date to the user. The user is given the option of using the new date or keeping their existing date. If a user changes a disbursement date on the website, it will automatically be updated to be the next valid business date (the user will not be asked or told).813Pre 8.0
Disbursements: Multi-item SplitFor settlement postings disbursements, multiple splits may be configured in a single transaction.9578.21
Disbursements: Show Disburse All Popup If enabled, a popup will appear when clicking Disburse All asking the user whether they wish to proceed. 10062 9.14
Disbursements: Wires: Put Transactee Name in Note if TruncatedIf enabled, when a wire is disbursed and the transactee name is longer than the Max Name Length set on the enabled bank plugin (35 by default if not set) on the bank account on the ledger, put the transactee name in the Note field prepended with the label FULL CREDIT ACCOUNT NAME so it looks like this: FULL CREDIT ACCOUNT NAME: [TransacteeName].100109.6
Display Payoff Breakdown AddendumAdds a breakdown of each payoff to the addendum of a settlement statement669Pre 8.0
Display Pending Wires on Settlement Postings TabIf enabled, and there are pending wires on the file, an additional grid will be displayed on the Settlement/Postings that shows all pending wires on the file.8768.3
Don’t ask if Loan Interest Dates should be updated when Disbursement Date changesIf enabled, when a user changes the Disbursement Date, the loan interest dates are no auto-updated.  If not enabled, the user will be asked if the loan interest dates should be auto-updated.674Pre 8.0
Don’t ask if Payoff Interest Dates should be updated when Disbursement Date changesIf enabled, when a user changes the Disbursement Date, the payoff interest dates are no auto-updated. If not enabled, the user will be asked if the payoff interest dates should be auto-updated.778Pre 8.0
Don’t Default to 366 Days Per Year When Leap Year On Prorations TabDoesn’t default the Days Per Year to 366 days when it’s a leap year.621Pre 8.0
Don’t Default To Display Disbursement Date On HUDBy default, we display the Disbursement Date on the HUD.  If enabled, the Display Disbursement Date checkbox will not be checked on the Settlement/Reports screen.584Pre 8.0
Don’t Default to Show Coordinator Signature Line on HUDBy default, we display a Settlement Coordinator Signature Line on the HUD. If enabled, the Settlement Coordinator Signature Line checkbox will not be checked on the Settlement/Reports screen.692Pre 8.0
Don’t Display Signatures on HUDs Marked as FinalIf this option is turned on, and a HUD is marked as Final, buyer/seller signature lines will not be placed on the HUD.665Pre 8.0
Don’t Remove “Hold Reason” After a Hold is RemovedWhen the user un-holds an item, don’t remove the reason that it was put on hold to begin with.695Pre 8.0
Don’t Remove Partner HUD Fees Aside From Title ChargesIf enabled, when a partner is removed from a file, only remove HUD fees for lines where the removed partner was on a title charge.756Pre 8.0
Don’t Warn User to Update Payoffs When Changing Actual Settlement DateIf enabled, when a user changes the actual settlement date, the payoff dates will be auto-updated without asking the user.666Pre 8.0
Enable Pending Transfers Between FilesIf enabled, the user will be allowed to create pending transfers between files.9018.9
Hide Disbursement For Credit Of FieldIf enabled, the For Credit Of field on the Disburse Single panel will be hidden.9098.12
Hold Later EndorsementsIf enabled, then when an endorsement has a later status, the fee for this endorsement will automatically be held so that it is not processed.9638.24
HUD: No ShadingOn the 2010 HUD and HUD1A, this changes the back color of ALL controls to transparent. Note that if both the no shading office option and the partial shading office option are enabled, the no shading option will take precedence.713Pre 8.0

Only Print Coordinator Signature if Current User is the CoordinatorIf enabled, only print coordinator signature if the current user is the coordinator.9829.2

Prorations: Add One Day to Settlement Date when Automatically Setting Proration DateIf enabled, when the user changes the Estimated Settlement Date or Actual Settlement Date, add one day to this date when setting proration dates. This may be useful if your company primarily does business in a state where the prorations are through the closing date instead of to the closing date. This role is only effective if the role Prorations: Don’t Update Prorations is not enabled.816Pre 8.0
Prorations: Don’t Update ProrationsIf enabled, the system will not try to update proration dates when the Actual Settlement Date or Estimated Settlement Date is changed.715Pre 8.0
Prorations: Hide Tax TypeIf set, do not display the tax type combo box and prevent its value from being set to prevent any associated auto processing.9038.7
Recording Fees: Do not remove manually-entered recording feesIf enabled, when the primary property address is modified, only the recording fees that were added by the recording service or Resware associated fees will be removed and have updated recording fees re-added. Manually added recording fees will be left on the file and will not be modified. When disabled, all recording fees will be removed and only the updated recording service fees or Resware associated fees will be re-added.100519.14
Recording Fees: Ernst Or Certus: Split The Mortgage Fee On Reverse MortgagesIf enabled, split the mortgage fee on reverse mortgages when using the Ernst or Certus service.8818.4
Require Settlement and Disbursement Dates to View HUDRequires the user to have the Settlement Date and Disbursement Date entered before the user can go on to the Settlement tab505Pre 8.0
Settlement Coordinator Includes PartnerIf enabled, the settlement coordinator dropdown will include all the partners on the file.100459.12
Show Disclosure Allocations By DefaultIf enabled, settlement reports on a file and email templates will default to showing disclosed allocations. Note: This will not affect existing files and email templates.  Existing files and email templates are already configured for whether allocations are disclosed.100289.6
Show Disclose Allocations CheckboxIf enabled, and if the Settlement Reports Disclose Allocations option is populated, the Disclose Allocations checkbox will be visible when configuring report options.100269.6
Show HUD Seller on closing statementsIf the file has a HUD Seller partner, show this partner instead of the seller on closing statements.9809.2
Show Total Commissions Paid On Line 700 Of 2010 HUDWhen enabled, the total commissions will be displayed as part of the description on line 700.748Pre 8.0
Show Transaction Type on Closing StatementsIf enabled, the file’s Transaction Type will be displayed on closing statements771Pre 8.0
Splits: Never Ask, Always Add/RemoveResware will sometimes ask a user if they would like to add/remove splits. If this option if enabled, the user will never be asked and splits will always be added/removed.9689.0
Tie Estimated Settlement Date To Contract Close DateIf the Contract Close Date is set, the Estimated Settlement Date is set to the same date.583Pre 8.0
Title Fees: Use Ernst RatesIf enabled, policy and endorsement premiums can be retrieved from the Ernst web service.100419.10
Title Fees: Use First American RatesIf enabled, the integration with First American will be enabled that will provide premiums for title and endorsement fees.  Setup including a username and password must be added in Admin/General Setup/XML Clients. The username and password will be provided by First American. A job aid is available.100099.8
Title Fees: Use TitleHound RatesTurn this option on if you wish to use TitleHound for calculating title premiums and endorsement fees. If you turn this on, you will need to fill in a username and password in Admin/General Setup/XML Clients. The username and password will be provided by TitleHound.729Pre 8.0
Title Premiums: Update Title Premiums Based On Existing RatiosIf enabled, when a title premium fee is recomputed, such as when the loan amount changes, the money is allocated based on the premium’s current allocation percentages.If disabled, when a default settlement fee is recomputed, the owner’s coverage and lender’s coverage lines will not maintain the split debit setting. The entire new amount will populate to the default side configured in the Admin/Settlement Type Default.9448.13
TitleHound: Always Ask QuestionsAlways pop questions unless defaults are set on the policy form or there is a timeout value specified in Resware options8868.3
TitleHound: Ask QuestionsIf TitleHound is being used, if there are any TitleHound questions, the user will be prompted to answer the questions. If this is not enabled, the defaults answers will be used.749Pre 8.0
UCD: Import Closing Date to Override Closing DateWhen importing the UCD, if this option is enabled, the closing date will always be imported in to the closing date override field on the CD popup.
If this is not enabled, this will import into the closing date override field only if this field is currently filled in.

Use Expanded Non-Sufficient FundsIf selected, the Non-Sufficient Funds button on the postings tab of the Settlement panel will say Returned and offer the user the stats choices which they have set up in Admin/Accounting/Transaction Type Returned Statuses. This admin option will also become available when option is selected.100039.7
When removing a Partner, keep on HUD lines if possible.If a partner is on a file multiple times as different partner types, and one of these partner types is removed from the file, if that partner of the type that was removed was set on any settlement lines, keep the partner on those lines by switching the settlement line’s partner type to one of the other partner’s types still on the file.821Pre 8.0
When Removing Partner, Don’t Reset HUD Line Description If OverriddenWhen a partner is removed from the file, if that partner is used on a settlement line, don’t reset the line description if the Override Line Description checkbox is checked.741Pre 8.0
