Overview
This demonstrates how to import a lender UCD into Resware and how to generate a UCD from Resware.
Quick How to Import a UCD
The UCD Import button will be visible on the New Loans tab only when a document of type UCD is on the file. The UCD is an XML data file that contains the Closing Disclosure information. A UCD from the lender can be imported into Resware as a collaboration tool.
- Click the UCD Import button to select a UCD document on the file.
- Once selected, click Import.
- Once the import is complete, it will display the results.
If another UCD file is received at a later date, the import results can be selected in designated areas to import to the file, then click the Update Selected button.
Attaching the UCD
File/Documents
- Attach the UCD XML file that was received from the lender using the document type UCD.
Importing the UCD
File/New Loans
- Click on the UCD Import button.
- This button is displayed when a document with the type UCD is on the Documents tab of the file.
- Select a document from the UCD Document dropdown.
- All documents with the type UCD are shown in the UCD Import dropdown, along with the date/time the document was added to the file.
- Click Import.
- The imported UCD will be compared to the data in Resware and a list of the results will be presented to the user.
There are four types of results:
- Same – Results that are the same are not displayed to the user unless it is a fee with a comment (RealEC and Simplifile UCD’s only).
- Different – Results that are different are displayed to the user as “Differences” and show the current values and the imported values. This result means that the values in Resware differ from those in the imported UCD file. If the user chooses to update these items, the current values in Resware will be replaced with the values in the UCD file.
- Missing – Results that are missing are displayed to the user as “_____ does not exist in Resware. The following values will be added:” This result means that the item exists in the import file, but does not exist in Resware. If the user chooses to add this item, the items listed will be added in Resware.
- Removed – Results that will potentially be removed are displayed to the user as “_____ does not exist in import. It will be removed from Resware.” This result means that the item exists in Resware, but does not exist in the imported file. If the user selects to update this item, it will be removed from Resware.
Selecting and Making Changes
Import UCD
- The user can select individual items to import or toggle between all/none by using the Select All/Unselect All button.
- Once selections have been made, click on Update Selected to import changes.
The UCD comparison looks at several things, including the MISMO fee mappings. The MISMO type in the UCD is matched to MISMO types assigned to Resware settlement types. If more than one match is found, the user will be presented with a list of matching settlement types from which to choose.
The user will also be presented with update messages that would normally be displayed when the sales price, loan amount, earnest money, interest rate, dates, etc. are changed.
If any manual steps must be taken to resolve differences in the import, a message will be displayed at the end of the import process.
An action and associated note with details are also added to the file.
Adding comments to fees (RealEC and Simplifile only)
File/Settlement
Resware supports comments for RealEC and Simplifile UCD’s. If commenting is enabled, a purple comment bubble will appear in the settlement tab.
- To add a comment, highlight the fee and click on the comment bubble.
- The comments dialogue will appear.
- Click on Add Unsent… to add a new comment to be exported.
- Enter a Comment.
- The Created By user’s name and the Created date will be saved with the comment.
- Click Save.
Generating a UCD in Resware
Settlement/Reports
- The UCD can be exported from the Settlement/Reports tab by clicking Generate UCD.
Once a UCD has been generated, a copy of the document is attached to the Documents tab of the file.
Generating a RealEC UCD
When a RealEC order is received in Resware through the RealEC integration, the file is marked as a RealEC file and all UCD’s generated on the file will use the RealEC format. The filename of the UCD will contain the word RealEC.
Generating a Simplifile UCD
A configured partner must be on the file to generate a Simplifile UCD.
- To configure a partner to generate a Simplifile UCD, edit the partner and click on XML Config…
- In the UCD Vendor dropdown, select Simplifile.
- Click Save.
When a UCD is generated on a file that has this partner on it, a Simplifile UCD will be generated and attached to the file. The filename of the UCD will contain the word Simplifile.
