WFG National Title Insurance: CPL & Jacket

Overview

The WFG National Title Insurance integration allows users to generate and void policy jackets and generate, update, and void CPLs from within Resware. When this integration is used, the documents are attached to a file without a user having to go to the underwriter’s website.

This demonstrates how to set up and use the WFG National Title Insurance integration.

Begin here: Contact a WFG National Title representative for further information and to register for services. Inform WFG the account will be used with a Resware integration. Account information, including login credentials, will be provided.

Enabling the Office Options

CPL

Admin/General Setup/Offices/Search Data

  • Enable the CPL: Allow Request of CPL from underwriters office option.

Policy Jacket

Admin/General Setup/Offices/Web Services

  • Enable the Policy: Enable eJacket Requests office option.

Create an Underwriter Partner

NOTE: Skip to the next step if an existing underwriter partner will be used for this integration.

Admin/Partners

  • Click New.
  • Enter a Company Name, such as WFG National Title Insurance Company.
  • Enter the partner’s information and set the Partner Type to Underwriter.
  • Click Save.
  • Complete the setup in the Adding an Underwriter

Selecting the Underwriter Service

Admin/Partners/Edit Partner/Underwriter/Miscellaneous

  • Select WFG National Title from the Underwriter Service dropdown menu.
  • Select CPL from the CPL Document Type dropdown menu.
    • Select the Loan Policy Jacket from the Lender Jacket Document Type dropdown menu.
    • Select the Owner Policy Jacket from the Owner Jacket Document Type dropdown menu.
  • Click Save.

Mapping the WFG Policy Endorsements

Admin/Partners/Edit Partner/Underwriter/State Based

The endorsements for WFG need to be mapped for jacket generation.

  • Select a State.
  • Highlight an endorsement in the Endorsements area and click Edit.
    • Select the matching WFG endorsement from the WFG Endorsement Mapping dropdown menu. Click Save.
  • Repeat for each state’s endorsements.

CPL Addresses

Admin/Partners/Edit Lender/Lender

  • If a lender’s address on the CPL documents needs to be different than the lender’s address in Resware, click on the Lender button in the Edit Partner panel and complete the CPL Address Override information with the address that should appear on the CPL.
  • Click Save, Save.

Requesting a CPL on a File

File/New Loans

  • In addition to having a lender on the file, fill in the fields for Loan Amount, Loan Number, and Loan Type.
  • Click the CPL button.

  • Verify that the CPL Lender Data information is correct.
    • Click Populate CPL Override Address if an override address is available and needed for a CPL.
    • Click Populate Lender Address to toggle back to the lender’s address.
  • Click Request CPL.

  • Enter the Username and Password as provided by WFG National Title. This will populate the Agency options available.

NOTE: The username and password will be retained for each user after it’s entered the first time.

  • Click Update User to validate the credentials entered.
  • Select an Agency from the dropdown menu.
  • Select a Property/State from the dropdown menu.
  • Select a Property Type from the dropdown menu.
  • Select a CPL Type from the dropdown menu. This is required for states that have policy fees (e.g. IL, IN, OH).
  • Select a Closing Attorney, if applicable.
  • In the Covered Parties area, select the applicable party as needed.
  • Select a Mortgage Clause from the available options, if applicable.
  • Verify that the information in the Buyer Data and Seller Data areas and update fillable fields as needed.

NOTE: Any fields that are bold in Resware are required by WFG. If only one value is returned for any field, it is selected by default.

  • Click Generate.

The CPL is created.

  • Click OK.

The created CPL documents will be displayed in the CPL Documents area on the CPL Data panel and on the File/Documents panel.

Updating a CPL on a File

CPLs can be updated within Resware to change, add, or delete information previously provided.

File/New Loans/CPL Data

  • Select a CPL on the file that needs to be changed, then click Update.

  • The WFG CPL Questions panel will open and contain all the fields populated with the responses that generated the original CPL. Any field may be changed, including adding or deleting buyer or seller data.

NOTE: Any fields that are bold in Resware are required by WFG.

  • Click Generate.

A new CPL will be created.

The created CPL document will be displayed in the CPL Documents area, and the prior CPL will automatically be marked as INACTIVE on the CPL Data panel and on the File/Documents panel.

Voiding a CPL on a File

CPLs can be voided within Resware.

File/New Loans/CPL Data

  • Select the CPL to void, then click VOID.

  • Click Yes to verify the void or No to cancel.

Enter or verify that the populated Username and Password are correct and click Save.

The CPL will be voided and will be displayed on the CPL Data panel and the File/Documents panel.

Requesting a Policy Jacket

File/Policy

  • Select an Owner’s or a Lender’s tab and complete the information on the policy panel as needed, including the Effective date in the Current Policy area.
  • Click Generate to open the Jackets Data panel.
  • Click Request Jacket.

  • Enter the Username and Password as provided by WFG National Title. This will populate the Agency options available.

NOTE: The username and password will be retained for each user after it’s entered the first time.

  • Click Update User to validate the credentials entered.
  • Select an Agency from the available options. A validation will occur with WFG to ensure the agency selected is licensed in the proper jurisdiction of the property.
  • Select a Jacket Type from the available options. This will populate the Endorsements area to allow users to review the endorsements added on the file.
  • Select the Property Type from the available options that matches or is similar to the property type on the file. Options will populate once the jacket type is selected.
  • Select an Insured Clause from the available options. This will appear on the jacket next to the insured party. Options will populate once the jacket type is selected.
  • The Effective Date will auto-populate with the date entered on the Policy panel; otherwise, enter the date as needed.
  • The Refresh Endorsements button should be used if a previous policy was requested on this file and additional endorsements were subsequently added. This will update the selected endorsements in the Endorsements area once the jacket type is selected.
  • If the property is located in Texas, select a Statistical Code from the drop-down menu.
  • Check Remove from Arbitration Section if the Arbitration Section should be removed from the policy.
  • Select the Addendum option, if displayed, to enter addendum text in HTML format. See the help section for further information and samples.
  • The Endorsements area displays all possible endorsements associated with the jacket type selected. Users cannot toggle endorsements on this panel. The endorsements on this panel are selected either because they are mapped within Resware and are selected on the file or they are “pre-selected” on the policy jacket by WFG.
  • Click Generate.

The created jacket is displayed in the Jackets Data panel and on the File/Documents panel.

  • Click OK.

Highlight the jacket and click Open to view the document from the Jackets Data panel.

Voiding a Policy Jacket

File/Policy

  • Click Generate on the policy to be voided.
  • Highlight the jacket to void.
  • Click Void.
  • Confirm the jacket should be voided by clicking Yes.

Enter or verify that the populated Username and Password are correct and click Save.

The policy jacket is voided.

  • Click OK.

Integration Logging

This feature is helpful when trying to troubleshoot issues with the integration. Note: The config file will only be created if logging is enabled and some functionality that triggers logging has been started.

Admin/General Setup/Integration Logging

  • To enable the logging functionality:
    • Select WFG and click the Log Enabled checkbox.

  • To retrieve a log file:
    • View: This will allow a user to view a log directly in Resware.
    • Zip & Download: This allows a user to zip either a single log file or a whole directory of logs located on the server for a selected integration. The user can optionally add a password to the zip file, which also causes the file to be encrypted with AES-256.
    • Zip & Send to Adeptive: This allows the user to zip either a single log file or a whole directory of logs located on the server for a selected integration and send those logs to Resware. The user can optionally add a password to the zip file, which also causes the file to be encrypted with AES-256.
